Alexandrou Chora: The Investment Project Transforming Northern Greece

Greek business daily Naftemporiki recently featured Alexandrou Chora and Kourtidis Group’s vision for the development of the wider Amphipolis area on its website. The full article below:

Kourtidis Group’s development brings new international momentum to a historic name

The Kasta Tomb is preparing to open to the public, Central and Eastern Macedonia is gaining a stronger position on the international investment and tourism map, and Kourtidis Group is already poised to welcome and work with major investors from around the world.

A new period of growth is taking shape across the wider Amphipolis area, as the region enters a moment with the potential to transform its place on the map. At the heart of this is the Kasta Tomb, a monument of international significance which, according to an official announcement by the Ministry of Culture, is expected to be fully open to visitors in early 2028. This will serve as a catalyst for the wider region, raising its international profile and opening up new prospects for investment and tourism. Kourtidis Group has already positioned itself strategically for this new era with Alexandrou Chora.

“For us, real development means creating value that stays in the local community. Through Alexandrou Chora and the rest of our activities, our goal is to create a destination with an international identity, one that connects the region’s history and culture with modern investment. We believe Northern Greece has everything it takes to claim its rightful place on the international investment and tourism map,” says Nikos Kourtidis, President & CEO of Kourtidis Group.

From Amphipolis to a market of millions

Geographic location is one of the development’s key advantages. A potential market of approximately 35 million people lies within a five-hour drive, highlighting the region’s strategic role as a gateway from the Balkans into Europe. At the same time, Thessaloniki Airport provides direct connections to 24 countries, further strengthening the area’s international accessibility. Added to this is the international recognition of the Region of Eastern Macedonia and Thrace, which was named “Europe’s Leading Emerging Destination” at the 2025 World Travel Awards.

Investor interest is now driven by a number of factors. Cultural heritage, international accessibility, an extensive 280-kilometer coastline and major new developments all converge in a region that, until now, has remained off the map of Greece’s well-known but increasingly saturated destinations.

This is Alexandrou Chora: A destination that changes the game

Alexandrou Chora is a major investment and development platform that brings together five strategic projects, covering a total area of 1,450,000 m² with a budget of close to €1 billion. It is part of a broader business plan of significant investments a short distance from Amphipolis, combining a variety of uses and experiences with a common goal: to create a complete destination capable of attracting both international visitors and serious investor interest. In fact, this interest is already translating into action, with Greek-American investors having made significant investments.

The appeal of the overall master plan lies in its multi-themed approach. High-end hospitality, luxury residences, global brands, culture and history, wellness, longevity and sport come together in a multidimensional development model that enriches the visitor experience, extends the tourist season and lays the foundations for a destination with a distinct identity and international appeal.

The first major development is already underway. “Alexandrou Chora – The Great”, set on a 175,000 m² site at Ofrynio Beach, includes a five-star resort, luxury residences, a boutique hotel, a medical spa and a cultural center. An agreement with a world-renowned hospitality brand is expected to be announced in the near future. The project has already gained international exposure, taking first place in the Pitch Perfect competition at IHIF EMEA in Berlin in March 2026.

The other large-scale projects that complete Alexandrou Chora are the world’s first theme park dedicated to the life and campaigns of Alexander the Great, covering 30,000 m², a 50,000 m² luxury glamping site, and a contemporary development focused on wellness and longevity, spanning a total of 200,000 m². The investment plan is rounded out by a 950,000 m² strategic project designed for those who choose an active, healthy lifestyle, centered on cycling combined with fitness, in a unique natural setting between the mountains and the sea. Together, and in partnership with leading global hospitality brands, these projects form a single, fully integrated destination.

Kourtidis Group Vice President Konstantina Dimitrova stated: “Our goal is to create new experiences, infrastructure and opportunities without altering the identity that makes a place unique. Alexandrou Chora is being designed with exactly this philosophy in mind: to create a destination defined by quality, lasting value and a meaningful legacy for generations to come.”

Development that respects the land

For Kourtidis Group, the future is not tied to a mass tourism model. The philosophy behind Alexandrou Chora places the environment, sustainability and quality of life at its core, aiming for a destination that operates for a longer part of the year and continuously generates added value.

The aim is for development to complement the region’s identity rather than come at its expense, creating the infrastructure for tomorrow without losing the qualities that make the area special today. It is precisely in this balance between history, identity and new growth that Kourtidis Group, through Alexandrou Chora, aspires to write the next great chapter for Northern Greece.
