Kourtidis Group: Kavala welcomes its own new city
With the sea and the future as its backdrop, Kourtidis Group unveils its landmark development in Perigiali, Kavala: The Nea Polis
On the morning of Tuesday, May 27, 2025, Kourtidis Group officially presented its ambitious new vision—The Nea Polis—at a press conference held at the under-construction project “The Dolphin” in Perigiali, Kavala. This model urban regeneration project aims to redefine the eastern part of the city. The event was hosted and moderated by journalist Antonis Sroiter and attended by representatives of local authorities, institutional stakeholders, and media from across the region.
The Nea Polis in Numbers
This development is one of the largest urban regeneration projects in Northern Greece and is expected to have a significant impact on the local economy. It will create over 700 jobs, stimulate the real estate market, and introduce a new investment landscape with international prospects. As outlined during the panel discussion, the project is scheduled for full completion within four years, with the first units expected to be delivered in 2025. The total investment, as announced by the Kourtidis Group management, amounts to €150,000,000.
The Nea Polis is much more than a luxury residential project—it is a vision, a new model of living rooted in sustainability, refined aesthetics, and quality of life. Spanning over 50,000 sq.m., it includes the construction of seven modern residential communities, comprising 456 new homes designed not just for comfort but for a fresh approach to everyday living. The name Nea Polis (New City) was carefully chosen to reflect the vision of rebirth—an urban space that highlights the values of community, nature, and innovation.
A Development Philosophy Based on Four Pillars:
- Safety & Privacy – Gated access and private parking
- Sustainability & Technological Innovation – Energy-efficient construction and bioclimatic design
- Community & Daily Life – Shared green spaces and “neighborhoods” featuring amphitheater-style parks, playgrounds, a cinema, library, gym, picnic areas, and more
- Aesthetics & Functionality – Contemporary architecture, clean lines, large terraces, and the use of natural materials
Inspired Projects and Infrastructure
During the press conference, the Deputy Governor of Kavala, Mr. Theodoros Markopoulos, spoke about the infrastructure projects set to completely transform the image of Perigiali. He emphasized that the Region of Eastern Macedonia and Thrace is committed to investing significantly in this long-neglected area—an initiative that forms part of the region’s broader strategic development plan.
The Deputy Mayor for Technical Works of Kavala, Mr. Alexandros Goulas, highlighted the municipality’s readiness to cooperate with Kourtidis Group to ensure that the local community directly benefits. He outlined the municipality’s infrastructure and redevelopment plans that are scheduled to commence in the near future.
The project’s architects—Mr. Kostas Poulopoulos (The Dolphin, The Dolphin 2), Mr. Christos Kleitou (Pagopoieio), and Mr. Ioannis Babis (Harmony, Symmetry, Phos)—shared with journalists and guests the inspirations behind their designs. Two key figures in the development process were also introduced: the Group’s Head of Project Design, Mr. Eleftherios Keskesiadis, and Civil Engineer Ms. Nikoleta Pechlivani.
On-Site Look at The Nea Polis
In the final segment of the press conference, a panel discussion and Q&A took place, led by journalist Antonis Sroiter and addressed to the Group’s executive leadership. It was emphasized that one of the developments within the project—Phos—has been specifically designed to be an affordable and appealing option for city residents and anyone wishing to relocate to Kavala.
Additionally, reference was made to the Alexandrou Chora development in Ofrynio Beach, where construction is already underway, as well as the Theme Park dedicated to the life of Alexander the Great, which is currently in the design phase.
