ALEXANDROU CHORA
The big bet that makes history
Alexandrou Chora is the most ambitious and visionary development ever undertaken by Kourtidis Group. It is an iconic project currently in full progress, destined to leave a lasting mark not only on the Group’s legacy but also on the evolution of Northern Greece as a premier investment and tourism destination.
For this landmark development, the design phase has been completed. Infrastructure works have already begun, while all necessary permits and approvals are in the final stage of completion.
The Masterplan
In a prime seaside location at Ofrynio Beach, Kavala, a unique multiplex tourism complex is being developed, combining luxury hospitality, residential living, and thematic entertainment. The project covers an area of 175,000 sq.m. and has been designed with deep respect for the natural environment, guided by the principles of sustainability and contemporary architecture.
The project is being brought to life by Kostas Poulopoulos, an award-winning Greek architect based in Denmark, renowned for his expertise in designing and constructing large-scale buildings across Europe and Asia. His impressive portfolio includes the Siemens Headquarters in Munich, Nordea Bank in Denmark, and the School of Finance & Management in Frankfurt.
The Great Resort
At the heart of the project, on a 50,000 sq.m. site, lies The Great Resort, an ultra-luxury hotel being developed in collaboration with a world-renowned hospitality brand. Construction works have already commenced, with completion scheduled for 2027.
Designed as an all-inclusive resort with over 300 beds, The Great Resort aims to deliver a holistic experience of accommodation and wellbeing. Spa facilities, wellness and rejuvenation spaces, fine dining restaurants, and world-class hospitality services define its identity, marking a new era for Northern Greece’s tourism landscape.
Alexandrou Chora Village
Adjacent to the resort, the Alexandrou Chora Village will unfold across 124,000 sq.m., envisioned as a model development for Greece. This major strategic investment will include a boutique hotel with 80 beds and 100 luxury tourist residences, forming a modern, vibrant “village” with a strong sense of community.
The second phase also includes a Cultural Center with event halls, exhibition space, library, therapeutic spa, restaurant, and a multifunctional farm hosting sports and cultural facilities.
Special emphasis is placed on integrating the residences with the wellness infrastructure, establishing the development as a benchmark wellness destination and a premium hospitality hub for senior living, based on sustainability and social responsibility.
Alexander Theme Park
The third component of the project is the Alexander Theme Park, an international-standard thematic attraction covering 30 acres in Kerdylia, near Amphipolis and the Kasta Tomb.
Located in a historically significant area, the park will be dedicated to the life and campaigns of Alexander the Great, offering an interactive educational and entertainment experience for students, families, and visitors. The Alexander Theme Park will serve as a cultural landmark that bridges heritage and leisure, positioning Northern Greece as a global destination.
The concept and design of the park have been undertaken by Dream Workers, one of Europe’s leading theme park design companies, in collaboration with a team of distinguished Greek academics and historians, ensuring scientific accuracy and historical authenticity throughout the project.
